Frequently Asked Questions
How much advance notice do you require? Obviously the more the better. We can usually accommodate inspections with 48 hours notice. How long does an inspection take? Because we only book a maximum of two inspections per day we have the luxury of taking all day if need be. Usually a 3000 sq. ft. homes takes 3-4 hours. When do we get the report? Usually within 24 hours. There are situations when reports may be a little later. Do you check appliances? Yes. We check all appliances to make sure they are in "working order". Please note that this only involves turning the appliance on and off. We do not run the dishwasher or do a load of laundry to assess performance of appliances. I am buying a brand new home. Why should I get it inspected? Contractors in the final phase to finish a home sometimes forget things like plumbing hookups etc. Since the home is new and under warranty it is a good time to make a deficiencies list. We currently work with several custom builders to make sure their for sale homes are completed.
This older home I am buying has been extensively renovated. All looks good to us. Why should I get an inspection? Same answer as above. Most people spend money on the aesthetics, not on what you can't see on a fixed quote reno. This is where contractors will cut back to save money. As in any field, there are good people and not so good people. Do you contract out to make repairs or renovations? No. I can refer you to general contractors or sub-trades that I know and trust upon request. I do not receive any compensation for this. You are under no obligation to use any of my referrals. This is a service I offer when asked to. If we need help can we call you? As long as you own the property we inspected we are at your service. Why is a pre-listing inspection a good idea? We recommend periodic property inspections to alert you to potential problems or changes in your home. A pre-listing inspection can help determine what, if anything, needs repair or replacement and prioritizes them. A pre-listing inspection is an important tool in establishing and setting a good sale price. If we decide not to buy the home do we get our money back? Unfortunately, no. We will work with you to make subsequent inspections more economical. Do you have another job/profession? No. I am a full time inspector (and father). While I am constantly asked to contract for renovations, my sole income is derived from inspections. How many inspections have you done? As a builder I was performing inspections prior to any renovations. As an inspector I have over 2,500 inspections in my log. Are you a franchise? No. Home Sweet Home Inspections is solely owned and operated by Chris Stockdale. Who do we get when we hire Home Sweet Home Inspections? 99.99% of the time you get me. The other .01% of the time I may need to send an associate who is also fully qualified.
