Infrared Inspections

What is Infrared?
Thermography and Infrared Light
Infrared light or thermography is the use of an infrared imaging and measurement camera to "see" and "measure" thermal energy emitted from an object. Thermal, or infrared energy, is light that is not visible because its wavelength is too long to be detected by the human eye; it's the part of the electromagnetic spectrum that we perceive as heat. Unlike visible light, in the infrared world, everything with a temperature above absolute zero emits heat. Even very cold objects, like ice cubes, emit infrared.

Some of the benefits of Infrared inspections are:
- An infrared scan can detect problems quickly, without disruption of service. Thermal imagers are a valuable tool in predictive maintenance of electrical, mechanical, and structural systems, to detect problems, prevent downtime, guide corrective action, and increase work safety.
- Thermal imaging is the easiest and quickest method to detect energy waste, moisture and electrical issues in buildings. An infrared scan shows exactly where the problems are and helps focus the inspectors' attention allowing him or her to properly diagnose areas with energy loss.
- Buildings may be quickly and thoroughly scanned, identifying problem areas that can't be seen by the naked eye.
- Excessive air leakage can account for up to half of the energy consumed to condition buildings. The leakage pathway is often complex and, without thermal imaging, extremely difficult to visualize.
- Poor or inadequate insulation, moisture, building envelope leaks, and substandard work are costly to residential and commercial building owners.

Electrical Systems
- Panels
- Circuitry, light switches and receptacles
- Electric motors (pumps)
Mechanical Systems
- Locate radiant heating wires, pipes, tubing
- Check for temperature distribution
- Check for leaks in in-floor hot water heating systems
Building Envelopes and Structures
- Thermal heat loss inspections
- Moisture ingress
- Fire or flood restoration
- Locate missing or damaged insulation
- Locate air infiltration areas
Roofing Systems
- Flat roof leak detection for houses, condos. And other types of buildings.

How Do Infrared Inspections work?
- We offer FLIR (Forward Looking Infrared) inspections as a stand alone inspection (no home inspection), or as an add-on to a home or other inspection.
- You or your realtor contacts us, and requests an infrared inspection at the same time as you book any of our other inspection services.
- We email you the report, and our findings generally with 2-3 business days for all types of reports other than a Pre-purchase Home Inspection, which is delivered generally within 24 hrs of completing the inspection.

The prelisting inspection that Home Sweet Home Inspections provided for my Seller was very helpful in securing a fast sale for both parties. The report was very thorough and provided the buyer with a clear picture of the homes condition along with recommendations for future repairs. It was written in an neutral, professional and knowledgeable manner. Both Seller and Buyer were very satisfied with the ease of the transaction because the condition of the home was presented up front, eliminating the stressful renegotiation process that sometimes comes up after an inspection. Thanks Chris.

Thank you for this report, it's absolutely fantastic. Much more thorough than I thought it would be. The recommendations you've made are great and if I'm the lucky new owner, they will be implemented! I'm putting the offer in this afternoon, so we all have our fingers crossed. Thanks once again for coming on such short notice, I really appreciated it.
